Describe the pattern you notice

Record the room, time, weather and activity when the space feels damp. Note visible water, recent leaks, showering, laundry or other observations that might help a professional investigate. If you use a humidity monitor, keep its location and readings consistent and treat them as context, not a diagnosis. Avoid assuming that the thermostat temperature explains the whole concern.

Ask what needs investigation first

ENERGY STAR relates dehumidifier selection to space size. Its guidance also considers the space’s existing conditions. Give the contractor your record and ask which conditions should be assessed before equipment is selected. Have active water-entry or building-moisture concerns directed to the appropriate professional. A dehumidifier proposal should not stand in for an unexplained leak or an unresolved source of moisture.

Compare the scope of each response

Use columns for observed problem, evidence, proposed correction, rooms affected and follow-up check. Ask the HVAC contractor whether operation, controls, ventilation or another system issue needs attention. If a separate dehumidifier is proposed, record the intended coverage, drainage, controls and service tasks. Keep those items distinct from a central-equipment replacement. Ask what each option is expected to address and what remains outside its scope, without accepting a general promise that one appliance will solve every moisture concern.

Price only the defined work

Request separate installed prices for assessment, correction and any additional equipment. Keep the same room coverage when comparing alternatives. Use the HVAC calculator for supported replacement scenarios and a supplied-price worksheet for moisture-control additions. It does not diagnose dampness, prescribe a health-related humidity target or predict how an unassessed building will respond to a new system.
