Map the different room needs

Record which areas are uncomfortable, when they are used and what temperatures occupants prefer. Note upstairs and downstairs patterns, closed doors and any rooms that are seldom occupied. Ask the contractor to investigate the cause before treating zoning as the default answer. Keep the room record with every proposal so bidders address the same problem.

Identify what the zoning proposal contains

Trane zoning uses motorized dampers in ductwork. Its zone sensors communicate with a system controller. Ask the bidder to identify the dampers, sensors, controller and equipment intended for your home. Have them explain how the design operates when only one zone calls. Keep a proposal for separate heating/cooling systems in a different column rather than assuming it is equivalent to adding dampers to a shared system.

Compare design and service responsibilities

Make rows for room grouping, equipment compatibility, supply and return paths, controls, access to dampers and final testing. Request the design rationale and a plan to verify operation across the intended zone combinations. Ask what changes are required to existing ducts and which comfort problems remain outside the proposed scope. Include future access to motors and sensors. If a separate-system alternative is offered, compare installation, electrical work and maintenance responsibilities for the complete arrangement.

Use a complete project price

Request installed totals with the same room coverage and explicit exclusions. Avoid treating a zoning accessory price as the cost of the whole conversion. Use your own supplied ranges in the HVAC calculator and keep unpriced duct or control work separate. The tool does not design zones, predict savings from closing areas or determine whether the existing system can support the proposed operation.
